2. VAT (Value Added Tax): VAT is set at 5% of the property's value as specified in the contract of sale. Payment is required within 3 months before receiving the keys to your property.

3. Transformer Charge: The transformer fee covers essential utilities like electricity, water, and telephone lines. The amount varies but is approximately £3,000, payable within 3 months before receiving the keys to your property.

4. Transfer Fee: The transfer fee, payable to the local Immovable Property Commission, amounts to 12% of the property's acquired value and is calculated based on the estimated value. For foreign citizens, payment is divided into two stages: 6% upon property registration and another 6% when transferring the title to the new owner.

Maintenance Taxes

Owning property in Northern Cyprus also comes with ongoing maintenance taxes:

1. Annual Property Tax: This tax depends on the area of your property and is calculated at a rate of 1.25TL (0.1 euros) per square meter of the covered area of the property annually. Open terraces are not included in the calculation. You must pay this fee once a year in the municipality at your place of residence.

2. Annual Tax on Cleanliness: This tax covers services such as road cleaning, garbage disposal, and pest control. It is a fixed amount of 100TL, regardless of property type and residential complex.

Additional Information on Taxes

- Income Tax on Rented Properties: If you decide to lease your property, you'll be subject to an income tax rate of 13% of the rental fee.

- Capital Gains Tax: This tax is analogous to income tax and is typically payable by property vendors at the time of selling their property. The rate varies based on whether the vendor is a professional or a private individual. Professional vendors, such as property development companies, pay a 4.7% tax. However, private individuals enjoy a single tax-free sale right for a house or land not exceeding 1 donum (approximately 14,400 sq. feet). If the property exceeds 1 donum in size, a 2.8% Capital Gains Tax is applicable on the remaining land. The presence of olive or carob trees can affect tax rates.
